What the Golden Visa actually offers
The UAE Golden Visa is a 10-year, renewable residence visa that doesn’t depend on an employer. You sponsor yourself, your spouse, your children (regardless of age), and one domestic helper. You can stay outside the UAE for unlimited periods without losing the visa — a meaningful difference from the standard residence visa, which cancels after 6 months abroad.
Eligibility falls into five tracks: investors (real estate or business), entrepreneurs, professionals, scientists, and exceptional talent. Each has its own evidence requirements; the most common path for our clients is real-estate investment or specialist-professional.
The five eligibility tracks
Real-estate investorOwn UAE property worth AED 2M+ (single or multiple properties, with valid Ejari).
Business investorPublic investment of AED 2M+, or own a UAE company with capital of AED 2M+.
EntrepreneurFounder of a UAE startup approved by an accredited business incubator (Hub71, DIFC FinTech Hive, etc.).
Specialised talentDoctors, scientists, software engineers, AI specialists with verifiable credentials and salary AED 30K+.
Exceptional talentArtists, athletes, executives — nominated by a recognised UAE federal authority.
Outstanding studentTop-ranking secondary or university students with grades and university nomination.
What you get

What we do
- Eligibility assessment across all five tracks (we’ll tell you honestly if you don’t qualify)
- Document collection and pre-submission review
- Nomination letters from accredited bodies (incubators, federal authorities) where required
- Application submission via ICP, GDRFA Dubai, or relevant emirate authority
- Medical, biometrics, Emirates ID and visa stamping
- Family inclusion: spouse, children, domestic worker
- Renewal support after 10 years
Why applications fail
- Insufficient evidence of real-estate value (we coordinate with RERA-registered valuers)
